New Cairo, Egypt · 420 rooms · drag the handle to furnish the space
How we executed it
420 rooms were only possible because we tested the room set to destruction first: drawers cycled, bed frames load tested and edges specified in impact resistant detail for student use. Production then ran as a continuous line in batches of 60 rooms, with a fixed weekly output the operator could plan leasing around. Shared lounge furniture was made last, once the operator had seen how students actually used the first completed block.
Lead time
22 weeks total, 60 rooms handed over every 3 weeks
Complexity
High on logistics, moderate on craft. The engineering challenge was durability and repeatability at volume, plus phased delivery into an occupied building.
Installation
7 phased handovers, each block installed and snagged in 4 days ahead of the leasing date.
Project management
A programme manager owning the delivery calendar, a production manager on the line, two quality controllers sampling each batch, and a site coordinator in New Cairo.
Team
5 managers · 41 makers
